Conservation easements are legal agreements that restrict certain development rights on a property, while allowing a landowner to maintain ownership. The KLT works with a landowner so that their wishes and goals for the land are taken into account. When a conservation easement is donated, the landowner receives significant federal income tax benefits. The Kingston Land Trust takes on the responsibility of monitoring and enforcing the conservation easement.

When a landowner donates land to the Kingston Land Trust, they are released from the responsibility of managing the land, but can rest assured that the land in being forever protected for the benefit of the community and the environment.

The KLT holds title to the land, and this type of land protection is called fee ownership. In the case of a land donation, the landowner can also receive substantial income tax deductions and estate tax benefits. 

The KLT accepts land donations based on our capacity, as well as the land meeting our acquisition criteria. The KLT is more likely to accept a donation of land if there is an associated contribution for longterm stewardship.

Gifts made through wills and living trusts are easy to arrange and can be changed at any time you choose, giving you maximum flexibility in your planning. You will also enjoy peace of mind knowing that your property will be put to good use when you no longer need it, but your cash flow will not be affected today.
